    All our Garden Offices are under 2.5m high so that under permitted development rights you can place the building within 2m of a boundary if you wish to. Please be aware that any building over 2.5m high needs to be placed over 2m away from any boundary. If you want to find out more about planning permission click here.
  • 10 Year Guarantee
    All of the exterior timber of your Garden Office is pressure treated. We offer a genuine 10 year guarantee against rot and insect infestation on all of these parts. So you won't need to worry about little critters causing havoc or rot damaging the timber.
  • Energy saving insulation
    The walls, floor and roof of our garden offices are all insulated to lower energy costs. We use foil backed Polyurethane to insulate our garden offices, which is proven to retain heat better than cheaper alternatives such as polystyrene or rockwool. The U values of our insulation are as follows: 0.64 W/m2 K in roof, 0.62 W/m2 K in walls, and 0.70 W/m2 K in floor.
  • 28mm Double Glazing
    We don't compromise on quality just because it's a garden building. Our garden offices have domestic style uPVC windows and doors, making your garden office secure and highly insulated. The 28mm sealed double glazing provides improved heat and sound insulation.
  • Multipoint locking windows & doors
    Our garden offices come with domestic grade multipoint locking windows and doors. Great for securing your garden building and its contents! Euro cylinder locks are used in our uPVC doors to ensure maximum safety and security.
  • Smooth plasterboard interior
    The interior walls and ceiling of our garden offices are covered in uninterrupted plasterboard for a clean, sleek and professional look. Complete with coving and skirting boards you have a look that is the same as you would expect to find in a house.
  • Easy to build panel system
    Using a technique unique to Dunster House, we've been able to create panels that simply slot together, ensuring the rigidity and strength of this office surpasses many alternatives and is quick to build.
  • Halogen spotlights
    Recessed halogen spotlights are located around the office to provide plenty of light, controlled by a light switch just like they would be in your home!
  • Electrics Included
    Everything you need to run electrics within the Garden Office is included. We use our own qualified electricians to install and test the electrics if we are installing the building for you. The only thing we don't do is the connection between the Garden Office and your existing electrical supply.
    EPDM Roofing
    Our Garden Offices feature an EPDM covered roof. EPDM has been widely used in commercial and residential flat roof applications for over 30 years and has an enviable record for durability and waterproofing. We’re so confident in our choice of roof material that we give a 10 year guarantee against rain water penetrating it. Being made from one large sheet it also means that the roof won’t be covered in clout nails as is the case with felt roofing, but please be aware that there may be some bubbles trapped under the EPDM material when it is laid and/or creases.   • Free fixing pack
    We include all of the screws, nails and fixings needed to put your garden building together, not everyone is that thoughtful! So there's no need to worry about the type of screws, or length of nails etc you might need to get started, it's all there in the pack!
  • Fully pressure treated
    Our Garden Offices are made using non-toxic, pressure treated timber. This process forces wood preservative deep into the pre-cut timber using a large pressure treatment vat. This allows us to offer our customers a 10 year timber guarantee against rot and insect infestation.

We deliver our garden buildings to mainland United Kingdom (England, Wales and Scotland). Some exceptions apply; these are illustrated on the map below.

Assisted Delivery

If you cannot provide an able bodied person to offload the vehicle with the help of our driver, we can provide additional manpower with our Assisted Delivery Service. The driver will arrive with some help to unload the lorry, meaning that you can put your feet up.

We offer this service on all items that are delivered, we do not offer this on our couriered products. Prices for this service can be found on individual products.

We wanted a working space at the top of our uphill garden which would command the magnificent view that we do not get from the house. The Lienne MKIII has proved exactly right in terms both of internal space and of openness to the outside world. It also sits well in its natural surroundings: good clean modernist lines without making a brash statement. It is thoroughly well-designed, uses high-quality materials (excellent insulation, and a really thick roofing membrane, for instance), and gives a real sense of solidity. I would say that this is an excellent product. I decided to assemble it myself (I should perhaps mention that I am a complete and ageing amateur), and this has given me particular insight into its construction, which has been very carefully thought out. Apart from the help of two strong men for the really heavy work of putting the wall-panels together (and the services of a professional plasterer and electrician), I completed the whole project virtually single-handed. For the sake of complete transparency, I should mention that I encountered a few small issues along the line: minor deficiencies and inconsistencies in the instruction manual, and a wrongly supplied part, but I was in the end able to overcome the former, and the latter was resolved by the company to my satisfaction. These are insignificant incidents in the context of the whole project, which I have enjoyed, and the results of which give us all great pleasure.

So far so good am just finishing the outside area around the garden office which was assembled by a very useful and efficient team during a week of quite awful weather. My daughter will be the first to use the building. I did not opt for downlighters but have instead fixed LED spotlights on a bar and am installing an infra red heater energy efficient, healthy and much cheaper after an intial layout. I am pleased with the process so far and will be interested to see how it works out. It would be useful to know the appropriate wood stain to use to match decking to the building, I have opted for Sadolin Light Oak and hope it will match but its too cold to put it on! I will send pictures when its finished if you remind me. Pleased so far.

I work from home and we needed some extra space, so ordered the Lienne garden office. The 3.9x2.7 size is a great size for me, and fits desk, filing cabinet, bookshelves and visitors chair. The office is really light and lovely to work in - it warms up fast with an electric heater and really holds the heat as well. I would certainly recommend this to anyone who needs some extra space. The Dunster staff who came and installed it were very efficient too.
